Meranti Property Group is a property development company engaged in small to medium sized residential, commercial and new-build projects.

This portfolio includes a 5-star, 4-bedroom converted chapel in Dollgellau, North Wales, which has been restored to its former beauty with a design that tastefully accents breathtaking features without disrupting the humble rural setting.

With this success under our boots, we have started to develop a small buy-to-let portfolio in our local area of West Derby, Liverpool, providing renovated and affordable housing to our local community.

Our vision is ambitious. In achieving our milestones so far, we have confidently self funded these projects, staking our finances and time. This process limits our capability to expand, as we cannot expand our portfolio before our existing properties offer a return on our investments.

The buying power of investors opens new avenues for Meranti, allowing us to undertake multiple projects, in parallel, at a given time. Our growing portfolio and the ability to undertake multiple projects will complement our robust business model, which focuses on buying or building properties, refurbishing them, and refinancing the properties upon completion to retain them. This method ensures that the value of properties is assured upon project completion, rather than waiting for the property to be sold on the property market. This offers an instant return upon investment.

For total transparency, investors will be offered site-specific investor packs which contain all details of the property and planned works, including timescales, month-to-month performance indicators, photographs, and computer-generated drawings. In addition to this, we will also offer mid-life Investor Days, where an open house event will demonstrate the progress, we have made towards our plans, offering a tangible experience of your investment. In addition to this, we will gladly offer ad-hoc real-time virtual tours using video cameras (such as Facetime, Microsoft Teams, etc.).

All commercial information and purchasing data will be shared with investors once the project is complete and developed in alignment with our exit strategy.

THE NUMBERS

Meranti Property Group pledges a 10-12% return on the 12th month of your investment. If the investment is for a new build site, the time taken could be between 18-24 months depending upon the scale of the project and the re-financing period. Meranti will also honour this pledge if the project lifespan is completed in a shorter time frame.
